We carry out one type of work: independent diagnostic surveys. No treatments, no remediation, no conflict of interest — just an accurate assessment of what's causing the problem.

What we do — and what we don't

Many companies offering damp surveys also sell the treatments they recommend. That creates an obvious conflict of interest. LB Building Diagnostics only carries out surveys. We have no financial interest in what you do with the results, which means our findings are based entirely on the evidence.

A thorough investigation into the presence, source, and extent of damp in a residential or commercial property. We use calibrated moisture meters and thermal imaging to gather objective data, then produce a written report identifying the root cause and recommended next steps.

Suitable for

Homeowners, landlords, and tenants experiencing damp patches, staining, or musty odours.

Not included: Treatment, remediation work, or contractor referrals.

Mould Investigation

Establish why mould is forming and what needs to change

Mould growth is a symptom, not a cause. Our mould investigations go beyond surface treatment to identify the underlying conditions — whether that's excess moisture, inadequate ventilation, thermal bridging, or occupant behaviour — and provide a clear, evidence-based report.

Suitable for

Properties with recurring mould growth, landlords responding to tenant complaints, or cases involving local authority intervention.

Not included: Mould removal, air quality testing, or microbiological sampling.

Know what you're buying before you commit

If a property you're considering purchasing shows signs of damp or mould, a pre-purchase assessment gives you an independent view of the severity and likely cost of remediation — before you exchange contracts. Our reports are written to be used in negotiations or shared with solicitors.

Suitable for

Buyers who have identified damp or mould during a viewing, or whose mortgage survey has flagged a concern.

Not included: Full structural survey, legal advice, or contractor quotes.

How it works

From enquiry to report

Site visit

We carry out a thorough on-site inspection using specialist equipment. Most surveys take between one and two hours depending on the property size and complexity.

Written report

You receive a clear, plain-English report within five working days. It includes photographic evidence, root cause findings, and contractor-neutral recommendations.

What your report includes

Every report we produce is written to be useful — not to generate follow-on work. Reports are structured for use with insurers, solicitors, local authorities, or simply as a record for your own decision-making.
