LB Building Diagnostics was founded on a simple principle: property owners deserve an honest diagnosis, not a sales pitch dressed up as a survey.
Why we started
After years working in the property industry, we saw the same problem repeated: homeowners and landlords paying for damp surveys carried out by companies with a financial interest in finding something to treat. The result was misdiagnosis, unnecessary remediation work, and problems that kept coming back.
LB Building Diagnostics was set up to offer something different — a genuinely independent diagnostic service with no treatments to sell, no remediation division, and no commission structure that rewards finding problems. Our only product is an accurate, evidence-based report.

Every survey we carry out follows the same methodology: gather evidence, identify the root cause, and report honestly — even if the answer is simpler (or more complex) than the client expected.
Specialist equipment
We use calibrated moisture meters, thermal imaging cameras, and hygrometers to gather objective data — not visual guesswork.
Root cause analysis
Damp and mould are symptoms. We investigate the underlying cause — whether that's structural, ventilation-related, or behavioural — before drawing any conclusions.
Clear written reports
Our reports are written in plain English, structured for use with insurers, solicitors, local authorities, or simply for your own peace of mind.
No treatment referrals
We don't refer clients to treatment companies or receive any commission for doing so. Our recommendations are based solely on what the evidence shows.
What independence actually means
The damp-proofing industry has a well-documented problem with conflict of interest. Many surveys are carried out by companies that also sell treatments — creating an obvious incentive to diagnose problems that require their services. Independent surveys, carried out by firms with no remediation arm, consistently produce different outcomes. We exist to provide that independent perspective.
